Every Agent Is The Same
I don't know if this statement could be further from the truth! Every agent is different! Each agent has different traits, different values, and different experience levels. Some agents have just started and are doing extremely well, but some agents have been doing this for many years and aren't that great. Don't think they're all the same or that they do the same things. You'll see some agents go above and beyond for their clients, which is great, but not every agents does that.
You'll also have instances where an agent works primarily with buyers, which means that if you're looking for an agent to sell your property, you probably don't want to go to them, since their strong point isn't selling properties.
Open Houses Sell Homes
Yes, sometimes an open house will get you an offer on your home, but 9 times out of 10 it won't. Open houses are used to get people to look at your home and get the word out, but in today's day and age, open houses are slowly dying out. Less people are actually going outside and searching for their potential dream home because all of that can be done online. Open houses are also arguably used to gain the list agent potential buyers of properties other than yours!
Doing A "For Sale By Owner" (FSBO) Will Save Money
A few people decide to try to list their homes by themselves because they think it'll save them money to not go with an agent. They also think that selling a home is as easy as putting a sign in a yard and typing some things onto the internet. You do those things and BAM. Home sold. What many don't realize is that buyers do NOT want to be the ones to negotiate directly with the home owner! Many won't even consider a For Sale By Owner home because they assume the owners must be hiding something if they didn't list it with an agent (my own parents felt this way when they purchased their first home years ago...would not look at any FSBO's because the seller must be hiding something). They also don't realize all of the work that goes into advertising their home or the work that goes into writing the legal contracts that come when there's an accepted offer.
Many times, people lose money when trying to sell their own home. They will probably list their home too high and sit on it for 6 months to a year (longer on the market, more loss in considered deemed value), or list to low and do what is called "leaving money on the table". Even worse, they'll make an error in the transaction!
This is your single most valuable asset...trust it to an expert.
